A7v266-E VIA chipset fan

The VIA chipset fan on my A7V266-E has developed some kind of problem and is
making all kinds of nasty grinding sounds. I've looked it over and can't
figure out how to remove the little beastie. If anyone has removed/replaced
that fan, would you please advise me how to proceed or provide a link to a
page with an explanation?

and yes, I've googled the problem without result... other than a nasty
little exchange on one of the newsgroups.
